Well-located properties in the New York City Tri-State Area and Long Island.

  • Multifamily

  • Mixed Use 


 

SIZE CRITERIA

Minimum of 6 units (2 units if mixed-use) to a maximum of 50 units.


 

PRICE AND TERMS

  • Purchase of 100% fee simple interest preferred; note purchases will be considered

  • $2.5M -$25M, however smaller and larger acquisition opportunities will be considered

  • All cash or can assume existing debt

  • No financing contingencies

  • No due diligence period

  • Will invest all cash or cash above mortgage


OCCUPANCY

0-100% (in the latter case with near-term, below market rent rollover)

 

 

OTHER CRITERIA

  • Capitalization Rate - 7.0% or higher

  • Value Added Opportunities

  • Rehabilitation/Renovation

  • Below Market In-place Rents

  • Will Assume Lease-Up Risks
